The Southern Peripheral Road (SPR) in Gurugram is quickly turning into one of the city’s most popular areas for real estate and corporate offices. The Haryana government has set aside Rs 2,000 crore in its 2025–26 budget to improve infrastructure in the SPR region. This money will be used to upgrade roads, make travel easier, and improve overall connectivity.
This investment will further boost SPR’s image as a top place for real estate and businesses. Many major companies have already set up offices along SPR. Commercial buildings like Skyview Corporate Park, Pioneer Square, and Bestech Business Tower are already built. Big names like TCS and PepsiCo have offices here, with more than 82,000 people working in the area.
As more companies move in, the need for housing has also grown. This has led to a real estate boom.
Real estate projects and housing supply rise
Prop Equity reports that new real estate projects in SPR have increased by 584 per cent in just five years. From 2014 to 2019, only six projects were launched. But between 2020 and 2024, that number jumped to 23.
The number of housing units also went up from 1,602 to 10,962. At the moment, work is going on in 23 different projects in SPR, showing that builders are confident about the area’s future.
With fast-growing property prices, better roads on the way, and big companies moving in, the Southern Peripheral Road area is clearly becoming Gurugram’s next big success. It’s modern, well-connected, and full of opportunities for both homebuyers and businesses.
